Work Order Definitions

Emergencies
Respond and resolve within 8 hours

  1. No heat (October 15 - May 15)
  2. Uncontrollable water flow
  3. Gas leak/fuel smell
  4. Break in (unsecured window or door)
  5. Lock-outs (will be charged)
  6. Stopped up toilets (if there is only one toilet in the unit
    except between 11 p.m. and 7:30 a.m.)
  7. Sparks/smoke (electrical & furnace)
  8. Refrigerator out (room temp inside between Friday 4 p.m. &
    Sunday 9 p.m.)
  9. Smoke detector can't be turned off (hard wired only)

Emergencies are the only items that GMHA maintenance staff will respond to after work hours and on weekends.

Urgent
Respond and complete within 24 hours

  1. Stopped up drains
  2. Faucet can't be shut off (steady stream)
  3. Frozen pipes
  4. No electricity
  5. No air conditioning (senior citizens)
  6. Stove out
  7. Toilet stopped up (more that one toilet in house)
  8. Smoke detector does not work
  9. No water (well only)
  10. No hot water

Routine
Respond within 5 working days and complete within 15 working days

Move-Out Inspections And Work Orders
Elderly units completed within 7 days and family units completed within 10 days

Annual Inspections
Failed items to be completed within 48 hours and all work completed within 30 days
