Preventative Home Maintenance Tips

Item Task Frequency
Refrigerator Vacuum coils underneath or behind the refrigerator. Bottom coils: monthly
Back coils: annually
Clothes Dryer Remove lint from vents and lint trap. Annually
Smoke Detector Test batteries and replace as necessary. Every 6 months
Furnace Clean or replace filters. Before heating season begins
Water Heater Drain water tap to remove lime, grit, etc. Every 6 months
Water Heater Set temperature dial to low or "vacation" setting. When house will be vacant for two weeks or more
Bathroom Fan Remove lint from fan and grill. Annually
House Foundation Remove young trees growing near house foundation. Annually
Gutters and Downspouts Remove dead leaves and branches and rinse clean. Every 6 months (spring and fall) and as needed
Roof Remove dead tree limbs and branches. Clip back any live branches that brush against the roof.
